About This Project
103 CityPoint is a new ground-up construction project in Waltham, MA that will provide a state-of-the-art laboratory, office spaces, and a potential cGMP manufacturing facility, all within the same footprint. Spanning across a rentable area of 113,000 SF, the project scope included demolishing an existing two-story, 60,000 SF building and blasting for foundations and future site needs. The new four-story building encompasses lab and office spaces, a penthouse, and an attached 25,000 SF structure with a thirty-two-foot slab-to-deck clearance for potential cGMP manufacturing.
The new project overlooks I-95 in Waltham with top-floor views of the Cambridge Reservoir. 103 CityPoint is one of seven BXP properties within a one-mile stretch, further solidifying its strategic position as a hub for life sciences and innovation in the region.
PROJECT SPECIFICATIONS
- 115,000 SF laboratory, office, and potential cGMP manufacturing space
- Complex building façade featuring nine separate systems, including curtainwall, storefront, metal, and translucent panels
- Intensive coordination of selective blasting adjacent to the Algonquin gas line
- Scheduled for completion in 2023
