Anchoring the corner of Massachusetts Avenue and Newbury Street, the 4-story, 40,000 SF masonry building dates back to the early 1900’s and has been home to various restaurants and retail stores on the ground floor.

The renovation of the property included a complete replacement of the fa├žade including the decorative storefront detail. The structure was expanded with a new steel framed 4-story addition that extends the Newbury Street elevation with an infill.

Beyond the (68) drilled mini-piles and the new steel framed addition, the project also required the removal and replacement of the existing facades, floors and roof. All that remained from the original structure was a portion of the foundations, steel columns, steel beams and a transitional composite masonry and steel “ring beam” at the second floor level.

The renovation prepared the base building for the next phase of the project, which was the tenant fit-out for Room & Board.
